Things to keep in mind
If the consumption of water, electricity and gas exceeds the aforesaid monthly amounts, the lessors shall pay the full amount requested by the condominium administrator or by the electricity and gas suppliers, shall always monitor their own consumption and transmit to the lessor on a quarterly basis a photo of the meter, even if it is a down payment, and, upon the release of the property, shall pay any electricity, water, gas and/or condominium charges that may exceed the agreed limits, authorising the lessor to deduct from the deposit. These amounts, by agreement of the parties, may also be deducted from the deposit, which shall be returned by the lessor within and no later than 12 months from the release of the rooms, and in any case after a full inspection of both the state of the property and the balance invoices.
In the event that the keys are returned earlier than the end of the lease term, the rent already paid will not be returned and in any case the tenant is required to give two months‘ (sixty calendar days’) notice in the event of early termination of the contract
